Service Contract Management 

SafeRent oversees all necessary repairs and maintenance activities, promptly addressing ordinary repairs and alterations while considering property age and condition. We seek prior written approval for any unbudgeted repair or alteration exceeding amounts established, except for emergencies, ensuring cost-effective property upkeep.

Our team manages service contracts for utilities and property operation/maintenance services, aligning contracts with Owners objectives. We ensure that no contract exceeds one year without prior approval, while also handling the purchase and maintenance of necessary building supplies at net cost to the Owner.

Revenue Collection 

SafeRent collects and segregates property revenue from tenants in trust on behalf of the Owner, depositing revenue into a designated bank account separate from the Managers funds. This ensures transparent and accountable management of property finances.

We handle mortgage and tax payments using available Owner funds, ensuring timely payments and compliance with regulatory requirements. Our meticulous approach safeguards against penalties and disruptions to property operations.

Maintaining a current accounting system and document filing system for the property is paramount to us. SafeRent ensures accurate financial recordkeeping, providing the Owner with transparent insights into property transactions and performance.

As a liaison with tenants, SafeRent responds to inquiries and coordinates services as outlined in their leases. Our proactive approach fosters positive tenant relationships, contributing to tenant satisfaction and retention.

Automated rent deposit to your account with electronic statements. Handling complications and maintenance requests made by tenants. Process notices such as rent increases and by law violations. Including annual property inspections.

Market evaluation with price determination. Advertising, with first stage screening and unit showing. Application processing includes credit and reference check plus income verification. Collecting signed agreement and inspection report with security deposit.
